You can sell your Cache, OK home For Sale by Owner, but the national data says most sellers who try it end up netting less. NAR's 2025 Profile of Home Buyers and Sellers found FSBO sales made up just 5% of all U.S. home sales, an all-time low, while a record 91% of sellers used an agent, and FSBO homes sold at a median of $360,000 versus $425,000 for agent-assisted sales, a gap of roughly $65,000 or about 15%. In a small market like Cache, where Fort Sill buyers are the buyer pool and homes sell in about 59 days, who handles your marketing, pricing, and disclosures matters more than ever.
What the National Numbers Actually Show
NAR's 2025 Profile of Home Buyers and Sellers, covering sales from July 2024 through June 2025, is the closest thing the industry has to a complete picture of how homes actually sell. FSBO transactions hit 5% of sales, down from 7% the year before and far below the 21% recorded back in 1985. Over the same period, a record 91% of sellers listed with a real estate agent. When FSBO sellers do sell, they sell for less: a median of $360,000 versus $425,000 for agent-assisted sales, which NAR frames as an 18% difference and works out to about a $65,000 gap.
That gap does not mean every FSBO home underperforms, or that no homeowner can sell their own house. It means the median outcome for For Sale by Owner is a lower price, and in a market with only a handful of Cache sales a month, one missed buyer or one weak price can define your whole result.
Why the Gap Shows Up in Cache Specifically
Cache is a small market, so the buyer pool is the whole story. Redfin's latest snapshot puts Cache's median sale price around $215,000 with homes selling after about 59 days on market, down from 101 days a year earlier. The buyers setting those prices are Fort Sill military families and locals who want small-town living about 23 minutes from post, in a town of roughly 3,300 people near the Wichita Mountains. A large share of those military buyers is shopping from out of state, comparing listings online, and working with their own agent. A For Sale by Owner sign reaches a fraction of them; a listing on the MLS in front of every agent in the Lawton, Elgin, and Fort Sill area reaches all of them.
The clearest local proof is the sale this site is built around. 408 Mountain Meadow Dr, a 3-bedroom, 2-bathroom, 1,500-square-foot home built in 2011 with a wood-burning fireplace, fenced backyard, and two-car garage, sold for $230,000 as an MLS listing marketed to that buyer pool. That is how Cache homes move in this market: priced from recent sales, listed where buyers and their agents actually look, and negotiated to closing.

What Selling in Oklahoma Legally Requires
Here is where FSBO in Oklahoma gets harder than a for-sale sign. Oklahoma's Residential Property Condition Disclosure Act requires a seller who is represented by a licensee to deliver a written Residential Property Condition Disclosure Statement before the buyer's offer is accepted, or a Disclaimer Statement on an Oklahoma Real Estate Commission form if the seller never occupied the property. The statement covers the items included in the sale, whether they work, and any defects the seller actually knows about, and if a defect surfaces later, the seller must amend it. Separate federal law requires a lead-based paint disclosure for homes built before 1978. A 2011 build like 408 Mountain Meadow is exempt from that one, but older Cache homes are not.
On top of the disclosures, the closing itself is a process. In Oklahoma, a title company, not an attorney, usually runs the closing: it examines the title, searches for liens and judgments, obtains an attorney's title opinion, issues title insurance, holds the earnest money in escrow, prepares the settlement statement, prorates taxes, records the deed, and disburses the funds that pay off the seller's mortgage and send you your net proceeds. All of that happens correctly whether you sell FSBO or with an agent, but an experienced local agent keeps the contract, contingencies, and inspection responses on track so you get to that closing table instead of watching a deal fall apart at the last minute.

The Real FSBO Math in Cache
Say your Cache home is worth $230,000, the same number 408 Mountain Meadow sold for. A typical agent commission in Oklahoma runs 5% to 6%, so listing with an agent costs about $11,500 to $13,800 out of the sale. On the other side, the national median says an FSBO sale nets about 15% less, which on $230,000 is a gap of roughly $34,000. Even after the commission, that leaves an agent-assisted sale thousands of dollars ahead on the median outcome, and that is before counting the extra months of mortgage, insurance, and tax payments a home that sits on the market quietly adds up.
That is not a sales pitch, it is the arithmetic in the NAR data and in Cache's own market. The homes selling fastest here are the ones priced from recent sales, marketed to the Fort Sill buyer pool, and handled through a clean Oklahoma closing. That is what an agent who knows Cache, Elgin, Lawton, and Fort Sill does every week, and it is exactly how 408 Mountain Meadow sold for $230,000.
